Gordon Charles Capital · Off-market property

Private property, quietly sourced.

We find and introduce property that is not on the open market, for buyers with a clear brief. Owners and their advisers can speak to us in confidence.

Introduction

Not every property reaches the market.

Some of the most interesting property changes hands privately. An owner wants discretion. A site needs the right buyer, not the widest audience.

Gordon Charles Capital identifies, assesses and introduces those opportunities to selected clients. We also welcome quiet introductions from owners, their advisers and the professionals who work with them.

Looking to acquire

I

You know what you want. It may never be advertised.

  • Private sourcing against your brief
  • Specific, carefully matched opportunities
  • Curated introductions, not volume
  • Confidential conversations throughout

Have an opportunity

II

A private sale can stay private.

  • A private introduction, not a listing
  • Considered off-market, on your terms
  • Details handled with discretion
  • Access to buyers we have met and qualified
Discuss an opportunity

"Buyers we have met and qualified" describes a process the founders must operate in practice (identity, AML and proof of funds checks). Confirm before launch.

What we do

Access beyond the open market.

Gordon Charles Capital is a private property sourcing and introductions business. We act for buyers who want property that fits a precise brief, and work with owners who would rather not sell in public.

What we do

  • Source private and off-market property
  • Assess each opportunity before it is put forward
  • Make introductions between buyers and owners
  • Stay involved while terms are discussed

What we do not do

  • Hold or manage client money
  • Operate funds or pooled investments
  • Give financial or investment advice
  • Promise returns or future values

Legal and compliance review required. These statements must be confirmed as accurate for how the business will actually operate. They are included because the word "Capital" could otherwise suggest regulated financial services.

Selected opportunities

Shown in outline. Discussed in private.

When an opportunity can be shown, it appears here in outline only. Location and detail follow a conversation.

Many opportunities will never appear on this page. They go directly to clients whose brief fits.

Photographs are presentation placeholders. Before launch, replace with real opportunities (with the owner's written consent) or keep clearly labelled as illustrative. Any real listing must comply with consumer protection rules on material information, and must not be framed as an investment recommendation.

Why off-market

Why some buyers and owners prefer to deal privately.

  1. i.

    Access

Some owners will only sell privately. Without an introduction, the opportunity does not exist for you.

  2. ii.

    Discretion

Neither side has to announce their plans. Identity, price and circumstances stay between the parties.

  3. iii.

    A specific brief

Searching for exactly what you want is different from choosing between whatever happens to be listed.

  4. iv.

    Relationships

Private opportunities move between people who trust each other. That is where most of our work happens.

  5. v.

    Less exposure

An owner can gauge interest without photographs online, a public price or a listing history.

Off-market does not mean below market. Every opportunity is judged on its own merits.

Private acquisition brief

Tell us what you are looking for.

Four short steps. Share as much or as little as you like. Every brief is read personally, and we will be in touch to arrange a conversation.

What happens next

  1. i.We read your brief and come back to you.
  2. ii.A short call to understand it properly.
  3. iii.We begin sourcing, and only bring you what fits.

Founders to confirm: fee basis for buyers (for example a retainer or success fee), who reads briefs, and target response time. State the fee position clearly before launch.

Step 1 of 4
What are you looking to acquire?

Choose any that apply.

Where, and at what level?

A town, neighbourhood or region is plenty. You can be broad.

Purpose and timing

This helps us judge which opportunities are worth your time.

How should we reach you?

We will only use these details to respond to your brief.

Preferred contact

Brief received

Thank you. We will be in touch personally.

Your brief will be read in confidence. If anything is unclear we will ask on our first call rather than by email.

Private introduction

Introduce an opportunity, in confidence.

If you own, act for or know of a property that may suit a private sale, we would like to hear about it. No address or documents are needed at this stage.

How we handle it

  1. i.Nothing is shared with a buyer without your agreement.
  2. ii.We describe the opportunity in outline first.
  3. iii.You decide how far the conversation goes.

These are operating commitments. The founders must be able to honour them in every case. If Gordon Charles Capital acts for owners, estate agency obligations may apply (Estate Agents Act 1979, redress scheme membership, anti-money laundering supervision). Confirm with legal advisers.

Step 1 of 4
What would you like to discuss?

Tell us how you are connected to the opportunity.

The property, in outline

General terms are fine. We will ask for detail only when it is useful.

Where things stand

Share only what you are comfortable with.

Your details

We will contact you directly and discreetly.

Received in confidence

Thank you. We will be in touch directly.

Nothing you have shared will be passed on. The next step is a private conversation, at a time that suits you.

Approach

How we work.

Five stages. Unhurried where care is needed, quick when timing matters.

  1. 01

    Understand

We start with a conversation. What you want, why, and what would make an opportunity worth your time.

  2. 02

    Source

We look through our own network and the people who advise owners. Most of this work is never visible.

  3. 03

    Assess

Each opportunity is looked at properly first. If it does not fit your brief, you will not hear about it.

  4. 04

    Introduce

Suitable opportunities are introduced in outline, then in detail once there is interest on both sides.

  5. 05

    Progress

We stay close as terms are agreed, working alongside your solicitors, surveyors and advisers.

Discretion

Discretion is the service, not a feature of it.

People come to us because they would rather not be seen. We treat everything you tell us with that in mind.

  • Shared in stages

Information moves one step at a time, and only to people who need it.

  • Owners decide

No introduction is made without the owner's agreement.

  • No names

We do not publish clients, properties or transactions without consent.

  • Your way

Meet in person, speak by telephone, or keep it to email. It is your call.

Principles, not security guarantees. Deliberately avoids claims such as "secure", "encrypted" or "guaranteed confidential". Confirm each principle is operated in practice, and consider offering a mutual NDA as standard.
